The process

Eight phases. Zero mystery.

Most of the stress in a mortgage comes from not knowing what happens next. Here’s the whole thing, in order, with what Eddie does at each step and when you’ll hear from him.

  1. Day 1

    The conversation

    Goals, timeline, budget. Eddie explains what’s realistic and what documents he’ll need — nothing more than that yet.

  2. Days 1–3

    Pre-approval

    Income, assets and credit reviewed; a real pre-approval letter issued. This is what agents and sellers want to see with your offer.

  3. Weeks to months

    House hunting

    Send Eddie an address and get a payment for that house. Update the pre-approval as your search sharpens.

  4. Day 0 of the contract

    Offer accepted

    Eddie coordinates with your agent, locks your rate when you decide to, and orders the appraisal. Full application is completed now.

  5. Week 1–2

    Processing & appraisal

    Your file is assembled and the appraisal is completed. Eddie tells you what came back — and what it means — the day it lands.

  6. Week 2–3

    Underwriting

    An underwriter reviews everything. Conditions are normal; Eddie explains each one and what to send. No surprises, because you were told what to expect.

  7. Week 3–4

    Clear to close

    Final approval. You review the Closing Disclosure with Eddie line by line, in your language, at least three business days before closing.

  8. Week 4

    Closing day

    Sign, fund, keys. Eddie stays available after — for the first payment question, the escrow question, and the “should we refinance?” question years from now.

Communication

You’ll hear from Eddie before you have to ask.

Appraisal back? You know that day. Underwriting condition? You know what it is and exactly what to send. Clear to close? First call you get. That’s the standard — in English, Spanish, or both in the same family.

Any news on the appraisal? It’s been a week and I’m nervous.
Came in this morning — at value. 🎉 File’s already off to underwriting. Next thing you’ll hear from me is either a small condition or the words ‘clear to close.’
